Netizen Reveals How to Spot a Fake DITO Agents for Tower Construction

 A concerned netizen made an interesting revelations on social media through a Facebook Group DITO Telecommunity Updates with more than hundred thousand followers as he enumerated on how to spot a fake DITO agents for cellular tower construction across the country. 


According to concerned netizen Purbida Wakaantos it is easy to spot a fake DITO agents because basically the telco companies doesn't have their own agent. The so-called agent are only "appointed" or "deputized" by telco contractors. Agents should present their proof of identity with the following requirements. 


a. Sec/DTI Registration of the company that appointed the agent. 

b. Notarized S.P.A/Authorization to Transact in behalf of the contractor.

c. Valid ID

d. Valid Real Estate Broker's License.

If the above requirements are incomplete, that is already a red flag and that company and agent is indeed fake. 

The netizen reminded that fake agents also offered millions of pesos as lump sum payment which is considered as one indication that the said agent is indeed fake. Those who asked for commissions are also unauthorized agents.

How to spot FAKE AGENTS? READ

1. Basically, wala po talagang ahente ang telco companies. Ang mga ahente po ay "appointed" or "deputized" by telco contractors. With that being said, ang mga ahente po ay kailangang magpakita ng mga sumusunod na dokumento as per DICT Guidelines:

a. SEC/DTI Registration ng company na nag appoint sa kanya

b. Notarized S.P.A./Authorization to Transact in behalf of the Contractor

c. Valid ID

d. Valid Real Estate Broker's License.

kailangan po kumpleto nyang maipapakita yan, kung kulang, FAKE AGENT po ang kausap nyo.


2. Offering millions of pesos as lump sum payment.

- Yes, wala pong lump sum, at naipaliwanag ko na sa mga naunang posts ko kung bakit walang lump sum

3. Asking for FEES and Commissions

- it is against company policy po to collect processing fees from lot owners, and it is also against company policy for any employee to ask for commissions from lot owners.

for one thing, tumatanggap po sila ng sahod mula sa kompanya at binibigyan din po sila ng komisyon ng kompanya. It is illegal for anyone po na tumanggap ng "DOUBLE COMPENSATION"

so kapag humingi ng komisyon at processing fees, FAKE AGENTS po yan


4. Asking for documents of your property

-Paano po naging peke eh kailangan naman talaga ng dokumento ng property bago mapatayuan ng tower?

Ganito po yun:

hindi tsambahan ang lugar na pagtatayuan ng tower, kailangang properly tuned signal at range, at ang tamang lokasyon po ay ina assign ng network engineers.

bago po pumunta ang SAQ Officer sa isang lugar ay alam na nya kung aling saang lote ang hinahanap nya at ang may ari ng loteng yun ang kakausapin nya.


bago kunin ang dokumento ay kailangang maipakita muna ng ahente ang "location map" ng lugar na merong "marked coordinates" indicating that the lot he is looking for is your lot.

kapag nadetermine na po ang lote saka ito ipapa inspection sa technical team at ipapa soil test. kapag pasado na sa inspection at soil test saka po kukuhanin ang mga dokumento for contract nego and "pre construction permitting"

ibig sabihin, kapag kinuha na ang dokumento mo, "approved" na ang lote mo, at pag uusapan nyo na lang ang presyo ng renta.
