Netizen Reveals Secrets on How to Identify a Legitimate DITO Telecom Agent

A concerned netizen took to social media as he revealed the secrets on how to identify a legitimate DITO Telecom agents who are authorized to talked with prospective landowners to be used as possible DITO cell sites.

According to Ronald Rafer the cellsite locations are pre-determined and lot owners shoul not expect that their sites can be easily used by the company for their tower construction.

Rafer also revealed that the on-site survey for possible DITO cell site construction will be conducted by a team composed of CME Engineer, NWP Engineer, TRS Engineer and SAQ Officer.

The on-site survey team will bring with them some of the euqipment which include an Off-Road vehicle, GPS Transceiver, Hi-Fidelity IP Camera, and Adaptive LAT Instrument.

The concerned netizen also noted that once the site was approved, this will be the start of lease negotiation and once you agree, lot owners will sign a memorandum of conformity. He also reminded everybody that in DITO cellsite construction there is no lumpsum, no agent, no commission and no other documents to be signed except the conformity and contract of lease.

Paano malaman na Lehitimo ang kausap ninyo?

1. Pre determined po ang cellsite locations at hindi tsambahan ang paghahanap

2. Ang On-site survey po ay ginagawa ng isang team na binubuo ng mga sumusunod:
a. CME Engineer
b. NWP Engineer
c. TRS Engineer
d. SAQ Officer

3. Ang On-site survey team ay may dala dalang mga sumusunod na gamit/equipment:
a. off-road vehicle (set up for all terrain use)
b. GPS Transceiver
c. Hi-Fidelity IP Camera
d. Adaptive LAT Instrument (inside the vehicle)

4. Upon survey, gagawan po nila ng "site acquisition report form" o SARF ang findings nila sa survey at ipapasa sa technical team. important note: puwede po ninyong irequest na ipabasa po sa inyo ang nilalaman ng SARF

5. 2 to 3 days upon submission of SARF lalabas ang result kung approved or rejected and lote nyo.

6. Once approved, mag uumpisa ang lease negotiation, bibigyan po kayo ng kopya ng "proposed terms of lease" at may karapatan kayo bilang lot owner na tanggihan, baguhin o tanggapin ang terms.
wala pong fixed amount ang lot lease dahil puwede kayong makipag negotiate.

7. Kapag pumayag ka sa proposed terms of lease, pipirma ka ng memorandum of conformity, ito lang ang first document na pipirmahan mo. kasabay nito, gagawin ng SAQ Officer ang final na "Contract of Lease"

8. Kapag nagawa na ang "contract of lease" ibabalik ito sayo ng SAQ Officer for your final review, I highly recommend that you review the contract of lease with your lawyer before signing it. ito po ang 2nd document na pipirmahan nyo

9. Kapag pumirma ka na sa Contract of Lease, kukunin ng SAQ Officer ang "certified copies" ng ownership documents for filing and permit application.

10. Wala pong lumpsum, wala pong agent, walang komisyon, at wala po kayong pipirmahang documents maliban sa conformity at contract of lease.
